
SPTU Current Actions
The Savoy Park Tenants Union (SPTU) is actively leading efforts to hold management accountable, improve living conditions, and protect tenants’ rights. Below you’ll find updates on our current campaigns and filings—ranging from building-wide and individual rent reduction cases, to apartment issue reporting with city and state agencies. This section is designed to keep tenants informed, provide resources, and guide next steps as we move forward together in our fight for better housing at Savoy Park.
ACTION 01:
Building-Wide & Individual Rent Reduction Filings
​In late summer/early fall 2024, tenants across multiple Savoy Park buildings—supported by TRJ and NMIC—filed complaints with DHCR for rent reductions. These filings addressed both building-wide issues (BWRR) and, in some cases, individual apartment problems (IRR). As of September 2025, several buildings have already been granted reductions, while others are awaiting DHCR’s decisions. This action represents a major step in holding Fairstead accountable and ensuring tenants receive fair rent in light of ongoing maintenance and quality-of-life issues.
Action 02:
Internal Apartment Issue Submissions to HPD
​Between February and July 2025, tenants documented problems inside their apartments, which PALANTE submitted directly to HPD (via 311). HPD now uses an automated system to follow up on these reports, so tenants must answer calls from 212-863-7670 to keep cases active and schedule inspections. This action helps ensure individual apartment issues are formally logged and addressed by the city.
